Having owned and operated hotels for more than 40 years, Peter Hurley is no stranger to taking on new projects.

Originally designed with family living in mind, the three-level property has been re-imagined to encompass a modernised two-bedroom penthouse, four-holiday apartments and garaging for up to seven cars – giving the residence a resort-style feel with income potential.
“We bought it incomplete four years ago or, as my wife would say, I bought it on a bit of a whim,” he said.
“But it’s just a stunning property.
“It’s magnificent … and I just saw it as an easy, just finish-it-off, development opportunity to extend our existing accommodation business.

“There wasn’t that much left to do so we just gradually finished it off to the standard it is now … which included finishing the garage flooring and painting the furniture in a lighter colour.
“Over the years, we’ve also let out the four studio apartments (as holiday accommodation) and that palatial-like home on the top level, my wife Jenny and I have only really stayed there once … so it’s been sitting there, brand new and unused for many years, which is a real shame … and part of the reason we’ve now decided to sell.”

Listed with a price guide of $2.5m to $2.75m, the 613sq m property is likely to set a new residential sales record for Mannum when it sells.
The current record holder is a modern-built home at 100A River Lane, which sold for $1.595m in 2018.
Mr Hurley said the property was ideal for investors or buyers looking for a property with generational living appeal.
“The perfect buyer would be a semi-retired motelier that wanted a lifestyle by the river,” he said.
“They could live upstairs in a palatial home and for just a few hours, making beds and doing a little cleaning, could generate themselves an income of $60,000 (annually) by letting out the studio apartments on the first level.
“The other potential market is couples with adult children who want to have a home of their own with self-contained apartments for their kids to visit.”
Selling agent Lindsay Warner of Williams Real Estate said the property was attracting early interest from a diverse range of buyers.
“It’s such an iconic building in Mannum – everyone knows it as it’s got this palatial, hotel-like look to it,” he said.
“So we’ve had a little bit of inquiry already because of its price range and location.”
