Holding off on that home reno? You could be playing a losing game | Region Canberra

Pulling the trigger on a home renovation, extension or new build probably feels daunting right now. Cost of living remains high, so it’s no wonder many households have put their plans on ice.

But according to Grant Grapp, owner of South Coast family business GDC Built, waiting out the current market is a gamble unlikely to pay off. If you want to renovate, extend or build a new home, he says do it now.

“Times are tough. We haven’t seen costs come back down to what they were pre-COVID and, in my opinion, they just won’t,” Grant says.

“A huge chunk of our industry is starting to retire, so it’s hard to find an experienced tradie in the first place. Labour is also getting more expensive. When you factor in the current world climate and Australia’s reliance on imported materials, the going gets even tougher.

“Unfortunately prices are only going in one direction and that’s up. Waiting will only cost you more.”

Don’t despair – there are still some clever ways to save on your project without giving up the non-negotiables.

First and foremost, choose a reputable builder who knows your area well, offers competitive in-house design and can set you up with the right kind of contract.

“Fixed price contracts are the most common. They set the entire project sum to a dollar value regardless of market changes, directing financial risk to the builder rather than their clients,” Grant says.

“Most banks will only fund fixed-price contracts for residential construction.

“The other option is a cost-plus contract, which splits the risk between client and builder. It gives homeowners more flexibility for project changes and keeps them actively involved every step of the way, but needs very careful management to avoid budget blowouts.”

As you enter the design phase, opt for durable, readily available materials wherever possible.

Grant sees many homeowners who relied on sites like Pinterest or Instagram for inspiration, only to find out later that the products they fell in love with come with a hefty price tag. He says mid-range products often perform just as well as premium ones, because they focus on practicality over brand appeal.

“We can supply high-end materials, fixtures and finishes no problem, but they will blow costs out of the water.

“Learn to compromise. If you really love that $400 tapware, consider balancing the cost with cheaper door frames or laundry tiles.

“Reducing the structural complexity of your home is another good way to save. Go for a simple floor plan with standard ceiling heights and a roof with minimal junctions.”

Don’t skimp on energy efficiency. Smart solar-passive designs with proper insulation, careful orientation and double-glazing throughout will have far lower overheads in the long run.

Remember that landscaping, decks and pools can be staged ahead of time and completed when your budget recovers from the build.

Grant’s most important advice is to engage an experienced, reliable builder from the very start.

Keep in mind that bigger doesn’t always equal better. Major developers tend to get their materials faster and cheaper because they buy in bulk, but Grant says you’re unlikely to get the same level of care.

“It’s like shopping at Coles or Woolworths versus the farmers’ market,” Grant says.

“In my experience, large construction groups focus on profit over passion. Family businesses with local expertise and a solid reputation behind them don’t just deserve your support – they give you their all in return.

“No matter how big or small your project is, the relationship between you and your builder has to be strong for a great end result. You should feel comfortable giving your builder a ring with any questions or concerns and they should treat your home as their own.”
